The Six Stages of the SAIA

The South African Institute of Architects has defined six stages to accomplish an architectural  project successfully. 

    • Stage 1: Inception
      • Receive, appraise and report on the client's requirements with regard to the client's brief, the site and rights and constraints, budgetary constraints, the need for consultants, project programme, methods of contracting 

     

    • Stage 2: Concept and viability
      • Prepare an initial design and advise on:

    The intended space provision and planning relationships

    proposed materials and intended building services 

    the technical and functional characteristics of the design 

     

    • Check for conformity of the concept with the rights to the use of the land
    • Review the anticipated costs of the project
    • Review the project programme

     

    • Stage 3: Design development
      • Confirm the scope and complexity
      • Review the design and consult with the local and statutory authorities
      • Develop the design, construction system, materials and components
      • Incorporate all services and the work of other consultants
      • Review the design, costing and programme with the consultants

     

    • Stage 4: Documentation and procurement
      • Prepare documentation sufficient for local authority submission:

    Co-ordinate technical documentation with the consultants and complete primary co-ordination

    Prepare specification for the works

    Review the costing and programme with the consultants

    Obtain the client’s authority and submit the documents for approval

    • Complete the construction documentation and proceed to call for tenders

    Obtain the client’s authority to prepare documents to procure offers for the execution of the works

    Obtain offers for the execution of the works

    Evaluate offers and recommend on the award of the building contract

    Prepare the contract documentation (and arrange the signing of the building contract)

     

    • Stage 5: Construction Contract Administration
      • Hand over the site to the contractor
      • Issue construction documentation
      • Initiate and/or check sub-contract design and documentation as appropriate
      • Inspect the works for conformity to the contract documentation
      • Administer and perform the duties and obligations assigned to the principal agent in the JBCC building agreements, or fulfil the obligations provided for in other forms of contract
      • Issue the certificate of practical completion
      • Assist the client in obtaining the occupation certificate

     

    • Stage 6: Close out
      • Fulfil and complete the project close-out including the preparation of the necessary documentation to facilitate the effective completion, handover, operation and maintenance of the project
      • After the contractor's obligations with respect to the building contract are fulfilled, the Architect shall where applicable issue the certificates related to contract completion
      • Provide the client with as-built drawings and relevant technical and contractual undertakings by the contractor and sub­contractors

    PROFILE

    THIBAULT FAY ARCHITECTURE (Pty) Ltd founded in January 2016 by Thibault Faÿ, is an architecture firm benefiting from a decade of work in renowned French and South African architecture and engineering companies. The field of competencies of the practice is expressed through multiple projects in mixed urban developments, high-end hotel resorts & spa, restaurants, residential, offices, and public equipment.


    The company has the expertise to provide the full architectural services, from concept design stage to construction supervision and beyond. Its design skills took roots in learning the architectural projects in France with different collaborations with AREP, Atelier de Midi, Bernard Schroeder Architect, AMNR, ANMA, Architecture Workshop 2. During these experiences, we have developed a strong knowledge of the built environment, getting a grasp on the urban project in connection with the problematics of mobility in the city. We learned a complete range of construction technics which we are able to implement in multi-storey buildings made of concrete, brick, steel and timber. Subsequently, the South African experience has confirmed strong abilities to handle the architectural project in co-ordination with the different stakeholders which enabled to build solid contacts and develop a trust relationship with the clients and the allied professionals. They both appreciate a personal and adapted approach based on the two fundamental keys of our philosophy which are the particular attention to
    The People and the sensitivity of the installation in The Context. The synthesis of the inherent constraints coming from the latter makes each project one of a kind.


    THE PEOPLE
    Architectural creation is an act made by the people for the people. Its very first priority is centered on the Human Being hence aiming to create a suitable place to host the human activities protected against the various weather conditions. Our cities are a complex assemblage of buildings and are one of the most revealing vector of our society and ways of living together. In our practice, we attach a particular attention to the people to bond the City with the Building and the Human. This consideration is implemented through first, listening thoroughly to the client to translate its ambitions into an architectural project. Then composing and interacting actively with the whole professional team aiming to find and propose the most adapted solutions to the client’s needs and constraints. Finally, all along the different stages, we bear in mind the architectural process that the end user experience must be delightful from the general functioning of the building to the smallest details.


    CONTEXT
    The Environment in its widest possible meaning is also at the centre of reflections in our practice. As much as the physical aspects of the site; orientation; sun; rain; wind; ground condition; the historical and cultural context are giving strong guidelines to create a successful realisation. Since the very beginning, we have been especially sensitive to the fact that we are all sharing a unique planet today and that our resources are limited. As architects, we have a preeminent role in the implementation of sustainable development and we strive to deliver buildings increasingly respectful to Planet Earth. In this way, the experience taken in Europe feeds the eagerness to propose an overall strategy and innovative solutions to create and build a construction living in symbiosis with its environment. Respecting the “genius loci”, the context must reveal the building as much as the construction has to bring value to the context.
